Question 1

How much does a home inspection cost?

Accepted Answer

It depends on the size of the house, how old it is and how far it is from our office in Richmond — so rather than quote a number that might not match your invoice, the quote at the top of this page gives you the real figure in about ten seconds. It runs the same pricing we use on the phone.

Question 2

Do I need a radon test in northern Illinois?

Accepted Answer

Northern Illinois sits on a lot of radon, and it is the second leading cause of lung cancer. 2,385 of our 5,354 inspections have included a radon test — close to half. The EPA action level is 4.0 pCi/L, and IEMA recommends professional testing in a real estate transaction rather than a store-bought kit. We are IEMA licensed and we measure with continuous monitors, which record every hour rather than returning a single average.

Question 3

What is a sewer scope, and do I need one?

Accepted Answer

A camera goes down the main sewer line from the cleanout to the municipal main, and you get a report naming the distance to every defect plus a link to watch the whole run yourself. It is the one system nobody checks and the one that costs five figures to put right. Worth doing on any house with mature trees, cast iron or clay pipe, or an addition that was plumbed in later.

Question 4

When do I get the report?

Accepted Answer

The same day. Every major system is photographed as we go and the report is in your inbox before the day is out — not two or three days later, which matters when you are inside an attorney review window.

Question 5

Do you inspect in Wisconsin?

Accepted Answer

Yes, and we are licensed in both states. We have run 616 inspections in Wisconsin since 2017 — Kenosha, Walworth and Racine County — around one job in eight, and the share grows every year. A house over the line gets the same inspection, the same report and the same radon protocol, with no second inspector and no handoff at the state border.

Question 6

What areas do you cover?

Accepted Answer

Lake, McHenry, Cook and Kane County in Illinois, and Kenosha, Walworth and Racine County in Wisconsin — 223 towns since 2015, within about 60 miles of Richmond. If your town is not named on this page it is very likely still covered; the quote will tell you immediately.

Question 7

Can my real estate agent book it for me?

Accepted Answer

Yes, and most do — 708 agents have sent us their clients. An agent can book online, and both the buyer and the agent get the confirmation and the report.

Question 8

Should I be there for the inspection?

Accepted Answer

You are welcome to be, and it is the best way to learn the house — but it is not required, and the report is written so it stands on its own if you cannot make it.
